What is a bond and how is it calculated?
Bond is a deposit which is taken as security for the room/house rented through Qwik Real Estate. According to consumer affairs Victoria the bond amount is normally charged as a minimum of calendar monthly rent. If the rent increases more than 350 dollars per week, we normally charge 6 weeks rent as security deposit. The bond amount will be returned back once the tenant leaves the property depending on the completion of the exit conditions.
(calendar Monthly = Rent per week / 7 *30.4
Where 7= Number of days in a week
30.4= cumulative of all the days in a month /12)
Worried what to do during an emergency at home?
Any emergency repairs that include fire, water leaks blocked drains and all others that need immediate attention needs to be addressed to Qwik Real Estate and we will help you through the process. All non-urgent enquiries can be sent by mail.

The steps involved in renting your home through Qwik Real Estate
Our costumer friendly approach towards renting a property makes it easy for potential tenants to apply a property through Qwik. Please follow this easy 4 step procedure to move into your property:
- Find the right home for you through our website and or other listing platforms and apply for inspection.
- Our friendly staff will assist you through the inspection and if you feel it’s the right home for you please apply by filling all the necessary details. Please make sure all the information requested during the time of application is provided for a hassle-free process.
- Our turnaround times with an application are normally fast and will get back to you as fast as we can and let you know if the application has gone through or not.
- Once the application is processed the next step will be paying the bond and 2 weeks rent and securing the property. Once all the process including lease agreement is done please collect the keys from our office and the room is all yours.
Breaking a lease ? Whom do I contact?
If you wish to break the lease our friendly staff is always there to help you guide you through the process. Please contact us anytime during office hours to discuss further.
Wanting to change something at the house/Room?
Please call our team prior to making any changes/alterations in the room/house which may include wall frames, hooks etc. Please sent a mail to the property managers in order to get the permission to do so.
What are the types of tenancy agreements you offer?
Fixed:
These leases are designed for a specific period of time. The tenant is bound to pay the rent until the fixed term ends. Please refer to break of lease section in order to break the lease before the fixed tenancy finishes.
Periodic:
Periodic tenancy can be terminated by giving 21 days’ notice. Periodic tenancy is normally followed by a fixed team lease. Please note periodic leases can only be made unless the landlord approves it.

Whats inclusive in the rent?
In a student/rooming accommodation all utility bills are generally included. Utility bills include water, electricity, gas and internet. Some of the agreements may be structured according the landlord. Please make sure it’s clear before signing the agreement.
Can I apply for a room or house while overseas?
Yes you can. Qwik Real Esate has people from diverse background living in their houses/rooms. Please contact our staff through WhatsApp or messenger in order to arrange for a virtual tour of our houses or rooms and to discuss about the bond and rent of the property. We normally urge potential tenants to book rooms from overseas before they come to Australia in order to secure a room so that they don’t have to worry while they get here. All our staff will make sure the tenants are comfortable during the renting process.
